How Much Does Property Management Cost in Valencia? (2026)

If you own a flat in Valencia and want someone else to run it, the first question is simple: what will it cost? The answer depends on how the manager charges, what the fee covers and what is billed on top. This guide explains how property management is priced in Valencia, what to compare between offers, and exactly what Nestor charges.
Quick answer: at Nestor, property management costs a one-time start-up fee of €400 + VAT, then 10% of each month's rent while the flat is rented out through Globexs. Finding the tenant, check-in and check-out, help for the tenant during the stay, cleaning between tenants and inventories are included. Repairs and new items for the flat are paid separately, and any repair above €300 needs your approval first.
How property managers in Valencia charge
Most managers in Valencia use one of three models, or a mix of them.
A percentage of the rent. The most common model. The fee rises and falls with the rent, and it stops when the flat is empty. In 2026, market guides put full management of long-term lets in Spain at roughly 5% to 10% of the rent, usually plus VAT, and mid-term lets at roughly 10% to 15%, because tenants change more often.
A fixed monthly fee. Easy to budget, but you pay the same amount whether the flat is rented or not.
A one-off letting fee. Some agencies only find the tenant and charge a fee once, often one month's rent. After that, the owner runs the flat alone.
The headline number matters less than what it covers. A low percentage that excludes cleaning, check-ins and tenant changes can end up more expensive than a higher one that includes them.
What is usually included, and what is not
When you compare offers, check each of these lines:
Service | Often included | Often charged extra |
|---|---|---|
Finding and screening the tenant | sometimes | letting fee, often one month's rent |
Contract and deposit | usually | legal disputes |
Check-in and check-out | sometimes | per visit |
Cleaning between tenants | rarely | per clean |
Inventory of the flat | sometimes | per inventory |
Help for the tenant during the stay | usually | out-of-hours calls |
Repairs | the coordination | the work itself and materials |
What Nestor charges
Nestor is the property management company of the Globexs group in Valencia. It works through the Globexs Superior Plan: Globexs finds and screens the tenant, prepares the contract and processes the deposit and monthly payments, and Nestor takes care of the flat on the ground.
Price | |
|---|---|
Start-up fee | €400 + VAT, paid once |
Management | 10% of each month's rent while the flat is rented out through Globexs |
Finding the tenant | included, no separate fee |
Check-in, check-out, cleaning between tenants, inventories | included |
Help for the tenant during the stay | included |
Repairs | the Nestor team's time at €35 per hour + VAT |
New items for the flat | paid by the owner |
Portfolios and whole buildings | price agreed individually |
Repairs need your approval above €300. Anything above that amount is quoted and sent to you before work starts. Emergencies that risk further damage, such as a burst pipe or a failing boiler in winter, are handled immediately and reported straight away.
Rent is paid to you by bank transfer on the 5th or the 20th of the month. There is no minimum contract length.
A worked example
In late 2026, furnished one- and two-bedroom flats in Valencia rent for roughly €1,300 to €2,500 a month. At 10%, that puts the management fee at about €130 to €250 a month.
Take a furnished one-bedroom flat rented at €1,500 a month for a full year.
Amount | |
|---|---|
Rent received in the year | €18,000 |
Management fee, 10% | €1,800 a year, or €150 a month |
Start-up fee, first year only | €400 + 21% VAT = €484 |
Because the fee is a percentage, it follows the rent. If the flat is empty for a month, there is no management fee for that month. To see what the flat really earns after all costs, use the method in rental yield in Valencia: gross vs net.
Other costs of a rented flat in Valencia
Management is only one line. A realistic budget also includes:
IBI, the yearly property tax paid to the city;
community fees for the building;
home insurance;
utilities and wifi, which are usually part of the rent in an all-inclusive mid-term let, so they are a cost for the owner;
income tax: owners who do not live in Spain declare rental income with Modelo 210, explained in non-resident landlord tax in Spain;
wear and replacements: a mid-term flat with several tenants a year needs more upkeep than a long-term let. The trade-off is explained in mid-term or long-term let.
